Subtle changes create Modernist gem in Hamlyn Heights

STEPPING into this Hamlyn Heights house is like stepping into a time machine back to the 1960s.

With all the hallmarks of a mid-20th century Modernist design, a sympathetic rejuvenation has brought this original house back to life.

Studio 101 Architects’ Peter Woolard is not only behind the rejuvenation of 4 Kirriemuir St but he is also the vendor, making it a personal project.

From the outset it is a classic Modernist house on 809sq m of land with stone feature wall and floor to ceiling windows.

The hallmarks continue inside with a sunken loungeroom, open-plan living area and exposed structure.

The sunken loungeroom at the front of the house has an original fireplace, stone wall that was sandblasted to return it to its original condition and a view of Corio Bay.

Behind the entry foyer with timber feature wall is the home office.

A floor to ceiling window in this space creates a warm and natural area to work in.

The open-plan living area is in the centre of the house with a wall of floor to ceiling windows and doors running down one side.

Mr Woolard said in the kitchen every door had been taken off, re-sanded and hinges fixed, new countertops were laid on top of the existing laminate and appliances were replaced adding in a double oven, induction cooktop, plumbed-in fridge and dishwasher.

“The house has good bones but was really tired so we have done subtle changes and refinements,” he said.

“There was no big scale stuff and that has been key to get the result we wanted.”

The deck to the side of the living area was added as it was originally a broken up concrete slab while breezeway blocks add to the 1960s feel of the house.

There are three bedrooms found at the rear of the house directly off the living area.

The two minor bedrooms each have original built-in wardrobes.

New windows and glass doors in each of these bedrooms provide access outside to their own deck in the backyard.

The addition of this glass provided Mr Woolard the opportunity to create a 3D timber feature surrounding it to define the glazing from the outside.

The biggest change in the house is in the main bedroom where a storeroom has been converted into a walk-in wardrobe.

Sliding doors divide the main bedroom from the bathroom but when opened up you can sit in the bath that has been re-enamelled and watch TV.

Existing floor and wall tiles have been retained as has the existing vanity but a new basin was installed.

The shower was originally in its own room but is now open to the bathroom.

A separate toilet and laundry are positioned next to the bathroom.

Mr Woolard said it was harder, more time consuming and more costly than taking things out and starting again but he felt he needed to do the house justice.

Agent Dale Whitford is selling the house with price expectations of $795,000 to $870,000.
